What is an EICR (Electrical Certificate)?

An EICR checks the condition of the electrical wiring throughout your property and checks if an installation meets current safety standards – BS7671. Once the inspection is completed you are issued with an electrical certificate or an Electrical Installation Condition Report (EICR). This document will outline whether your installation is satisfactory, or whether any issues have been found.

It identifies potential issues or non-compliance with current regulations helping to prevent electrical faults, fires and shocks.

Landlords are legally required to get an EICR check at least every 3-5 years to comply with rental safety regulations while homeowners and businesses benefit from routine checks to ensure safety and efficiency.

What to Expect During the EICR Inspection

When you book an EICR with us, our experienced engineers will carry out the following tests:

  • Visual Inspection – Our electricians check the overall condition of electrical installations, looking for visible defects or hazards that are a risk to your safety.
  • Functional Testing – We carry out in-depth tests to assess the wiring, circuit breakers, earthing, insulation resistance and RCD functional tests. Some tests may require switching off the power for a short time to ensure accurate results.
  • Identifying Issues – Any issues found are categorised as:
    • C1 (Danger Present) – Immediate action is required
    • C2 (Potentially Dangerous) – Urgent remedial work is recommended
    • C3 (Improvement Recommended) – Not immediately dangerous but requires attention
    • FI (Further investigation is needed) – More in depth testing is required to identify the exact fault
  • Checking Your Main Power Supply – The engineer will check the main incoming supply for safety.
  • Earthing and Bonding – the engineer will check that the pipework or exposed metallic parts are correctly earthed.
